About the Plans

All of the plans offered for sale on this site are the creations of Geoffrey Duggan and are duly Copyrighted.

These Design and Plans have been created over the last thirty years for individual clients as custom homes, builders as models and custom homes, or sometimes a fanciful, speculative and quite experimental structures.

The pricing of the offered Plans take into consideration the efforts to design and create the Plan, and the expenses of the Designer to keep the software, website, advertising, rents, utilities, and food that allow the Designer to continue to work, create, and enjoy life.

Design and Plans and Services offered on this site come in three categories:

Archive Plans: Plans that have been created over the last thirty years for individual clients as custom homes, builders as models and custom homes, and for the most part have been built in Florida.

These Plans are offered as "Architectural only" and include only the architectural pages of the plan with no structural information. The pages provided are; Floor Plan, Elevations, Electrical Plan, and sometimes Interior Details/Elevations if they exist.

The Plans of the "Archive Plan" offering are for review and bidding purposes. It is expected that the client will hire an Engineer of Record to fulfill and attach the required Structural Plans and Pages to ready the plans for Permit Review

Payment in full is required before I deliver the Plans

Archive Plans with Structural Design Services: This is the same offering as above, with no revision to Floor Plans or Elevations. This offering includes the Design Services to ready the Plan for Permit Review. The pages included in the Design Services offering are Architectural Site Plan, Foundation Plan, Roof Framing Plan, Floor Framing Plan (if applicable), and Structural Details typical and sufficient to meet the Code and Ordinances of the Municipality where your Site is located.

The selection of the Engineer of Record for the Engineering Review, Sign & Seal is the responsibility of Geoffrey Duggan Drafting and Design. The Engineer's fee is billed seperately.

Payments are to be one half of the total design fee before work will commence. The remainder to be paid upon completion of the finished Plans.

Custom Design Services:

What I'm really marketing for. The fun stuff.

Working from your wish list, sketches, and examples, I create a series of Proposals that meet your needs and fits your Site. The more you tell me about what you like and want in a house, what you don't like or want in a house, and how you live and want to live, the better I can create a plan to fit your needs. If we can agree on a design to move forward, I produce a "1st Draft"; Floor Plan, Elevations, Electrical Plan Foundation Plan, Roof Framing Plan, Floor Framing Plan (if applicable), and Structural Details typical and sufficient to meet the Code and Ordinances of the Municipality where your Site is located. I allow one revision gratis. Once the revisions are done, including the Architectural Site Plan (Strucure(s), Driveways, and Sidewalks located), The Plans are submitted to the EOR for the Engineering Review. Once I have the Engineer's revisions done, you are ready to submit for permit.

Pages included: Architectural Site Plan, Floor Plan, Elevations, Electrical Plan, Building Sections and Interior Details if needed to describe the project, Foundation Plan, Roof Framing Plan, Floor Framing Plan (if applicable), and Structural Details.

The selection of the Engineer of Record for the Engineering Review, Sign & Seal is the responsibility of Geoffrey Duggan Drafting and Design. The Engineer's fee is billed seperately.

Information required to start: The Survey of the Property, your your wish list, sketches, and examples, and my Retainer.

Other information required: Truss Engineering, Septic Design (if applicable), Energy Calcs, HVAC Design.

Payments are to be a Retainer of one half (50%) of the total design fee before work will commence. Thirty percent (30%) of the remainder to be paid upon completion of the First Draft finished Plans. All charges for Revisions shall be paid upon delivery of the Revision. The remainder to be paid upon completion of the finished Plans.

The Engineer's fee is billed seperately.
